Thermatech launches app to support compliance with Regulation 38

A new smartphone app from Thermatech Fire Consultants is set to launch to support the process of complying with Building Regulations requirement, Regulation 38.

Designed to help the property development sector report key fire safety information, Regulation 38 has been included as part Dame Judith Hackitt’s ‘Golden Thread of Information’, following a number of high profile incidents in recent years, including the student flats in Bolton and Grenfell Tower. Ultimately, the ‘Golden Thread’ should ensure that key information is continually recorded, from architects through to building safety managers.

The Regulation aims to ensure information critical to the life safety of people using or working near a building in the event of a fire is communicated to the owner, occupier and/or end-user. It is consequently designed to help form firefighting strategies for the building(s) in the case of a fire. It is described as follows in Building Regulations 2010 Approved Document B for England and Wales:

“The person carrying out the work shall give fire safety information to the responsible person not later than the date of completion of the work, or the date of occupation of the building or extension, whichever is the earlier.”

To present this information, Suffolk-based fire consultant TFC has created its new Regulation 38 app, for smartphones and tablets, which generates a Regulation 38 report, and can be presented in the user company’s branding for additional customisation.

This technological advancement increases accessibility for all stakeholders in the property management chain to the ‘Golden Thread of Information’.

Regulation 38 is a requirement under the Building Regulations for England and Wales to provide fire safety information to the ‘responsible person’ at the completion of a project, or where the building or extension is first occupied.
